Is this what winter feels like?  As the days gradually get longer thoughts turn to the outdoors and garden condition, as winter turns into spring.  Both Landlords and tenants should be clear on who is responsible for looking after the garden during a tenancy and these should be listed clearly in the AST.  The inventory​ should also list the garden/s front and rear as separate exterior sections clearly identifying condition and description of boundaries, lawn, shed, contents etc with many photos of all areas clearly dated. 


Inventory Evidence

The inventory is the most important piece of evidence for tenant and landlord to back up the condition of the garden before and after the tenancy and should be just as detailed as descriptions for the internal property.  Again rectifying, clearing and garden landscaping can run into many hundreds of pounds and the inventory is key to evidencing condition.
