The new predominantly multi-family project will be LEED certifiable, with multitude of green and sustainable features.  The wide ranging unit mix will provide variety for a diverse population of Nyack, the Village with a unique cultural mix and lifestyle.

Pavion’s four-acre site, located conveniently several blocks from Main Street and Broadway shopping, is bound by Cedar Hill Avenue to the south, South Franklin Street to the west, and Hudson Avenue to the north. The site will be transformed into a green residential complex composed of traditional flats, townhomes, and private drives with garages. Green infrastructure design practices used throughout the Pavion development will include green roofs, porous paving and rain gardens.  The Nyack Brook, now buried under the property, will be exposed to allow for the stream to meander through the complex gardened areas.  Franklin Street to the west will be widened to expand street parking and to incorporate a new bicycle lane connected to the Esposito nature trail in South Nyack.

The architecture will be a fresh iteration on the traditional Village buildings, in keeping with the village’s community feel. The original Pavion factory Art Deco portal will be preserved and reused as the development’s main entryway located on Cedar Avenue.  Residential common areas include a clubhouse with outdoor swimming pool. The buildings along South Franklin Street will be set back to allow for creation of new streetscape. A café, open to the public, will be situated on Hudson Street adjacent to the daylit Nyack Brook.
